For an .img file, the key step here is "Export to CSV".

Spreadsheet programs have some pretty advanced formatting options that
would not be practical to add to Chirp. You can format to suit your
situation before printing, for example removing columns your SAR radio
users would not understand, changing font sizes, adding columns, etc.
